Why is your latest dataset not more recent?

We update our index every month based on all ACTUAL property sales made by real estate agents & registered at the land transfer office (LTO). You may be aware that such registrations are subject to conveyancing solicitors submitting relevant docs & this can take some time AFTER the settlement date so to ensure we maintain accurate data there is a slight delay in the production of our data.

So our SuburbWatch Index is typically produced about 6 weeks after the end of each month (i.e. March SuburbWatch Index data will be input into our website typically near the middle of May causing a slight delay in our data delivery. This delay is considered acceptable in light of the fact that the Suburbwatch Index gives the best quality indication of actual property price movements rather than relying on the flawed methods of using Median or Average property price data which often produce an inaccurate indication of actual property price trends.

Fortunately our analysis methods also include the use of Exponential Moving Average analysis & other property trend analysis methods such as the Elliot Wave theory. Property market trends have been evidenced historically to move slowly (based on analysing nearly 20 years of property sales moving average trend data), therefore giving us plenty of lead time, when negative or positive trends emerge. It is important to follow TRENDS rather than short periods of movement which can and do change abruptly but sometimes may not truly represent the markets general direction.
